What is included in the Add-A-Level package?
Our standard package for a 1,500 SF home includes 3 bedrooms and a full bathroom on a new second floor, starting at $99,000. This covers structural engineering, permits, framing, roofing integration, electrical, plumbing, HVAC extension, insulation, drywall, windows, doors, and interior finish work.
Is my home structurally capable of supporting a second story?
Most single-story homes in Northeast Florida can support a second story with appropriate structural engineering. We review your existing foundation, framing, and bearing walls as part of our project assessment. If the foundation needs reinforcement, we identify it upfront and include the cost in the estimate — no surprises.
How long does an Add-A-Level take from start to finish?
An Add-A-Level project typically takes 6–10 months from contract to certificate of occupancy: 2–4 months for engineering and permitting, 4–6 months for construction. We provide a full schedule at contract and update you at every phase.
Can we stay in the home during construction?
In most cases, yes. When the existing roof is removed and the second floor is being framed, temporary weatherproofing is in place. We plan the construction sequence to minimize disruption and advise you in advance on any phases that may require temporary relocation.
Why does an Add-A-Level require a CGC license?
Structural additions require a Certified General Contractor (CGC) license in Florida — the highest level. A CGC oversees structural engineering, pulls all permits, coordinates all licensed trades, and takes full project responsibility. Specialty and subcontractor licenses are not sufficient for second-story structural additions.
